Our Step-by-Step Home Buying Process

Identification Stage

Prepare yourself mentally for the journey by setting realistic expectations and managing emotions throughout the process. Clearly define your dealbreakers and must-haves to ensure you find a home that truly meets your needs.

Property Sourcing
Identify suitable search areas that align with your budget, including our fee and any additional property expenses. Source both on-market and off-market properties that meet your requirements and investment goals. Connect with local agents to inform them of your criteria and explore potential opportunities.
Shortlist Properties
Each week, we will identify 3-6 properties, both on and off the market, that meet your criteria. If none are suitable, we’ll refine our approach and continue the search. Every shortlisted property will be carefully assessed based on your requirements. In the initial weeks, we’ll present a mix of properties—some that match your preferences and others that may differ—to gain a clearer understanding of what you truly value in a home.
Property Selection + Due Diligence
We will inspect shortlisted properties on your behalf, or you’re welcome to attend with us. As part of our due diligence process, we will engage solicitors for contract reviews and arrange building and pest inspections to identify any potential issues. Additionally, we will conduct a valuation report to ensure you have a clear understanding of the property’s market value and are making an informed purchase.
Transaction & Auction Strategy
We will discuss a tailored purchase strategy to ensure the best approach for securing your ideal property. On your behalf, we’ll communicate with agents, asking the right questions to strengthen your position. If the property goes to auction, we’ll guide you through the process so you can experience the dynamics firsthand while making informed decisions.
Negotiation / Auction Process &
Post Purchase
We will handle the offer submission or bidding process on your behalf, ensuring all costs, including our fees and additional purchase expenses, are accounted for. If the property goes to auction, we will develop and execute a strategic bidding plan to maximize your chances of success. Throughout the settlement process, we’ll support you in collaboration with your solicitor, guiding you every step of the way. Before settlement, we will conduct a pre-settlement inspection to confirm the property is in the agreed condition and address any concerns with the vendors if needed.

At Ni Advocacy, we assist with everything from researching the market and shortlisting properties to negotiating and securing your ideal home or investment. We also provide access to off-market opportunities, ensuring you have the best options available. Our goal is to make the buying process stress-free while protecting you from overpaying or making costly mistakes.

At Ni Advocacy, our standard engagement period is up to 90 days. However, Sometimes circumstances can change which results to time being extended, therefore we assess each situation individually to ensure the best outcome for you. That said, we’ve never had a client we couldn’t secure a property for, and our average purchasing timeframe as always been 30 days.

Our fees are tailored to suit your needs, whether you're an investor or an owner-occupier.

For investors, we offer a fixed-rate fee, which varies depending on your individual circumstances. After a quick consultation, we’ll be able to provide a clear quote.

For owner-occupiers, we also charge a fixed fee for properties up to $2,000,000, with the exact amount depending on your budget and search requirements.

For luxury properties exceeding $2,000,000, our fee is based on a percentage of the purchase price, which we can discuss and agree upon during our strategy call.

For owner-occupier purchases, we focus exclusively on select areas within Melbourne’s Inner and Middle Ring, particularly in the South-East and Eastern suburbs. However, for investors, our expertise extends nationwide, covering over 15,000 suburbs across Australia.
